kitchen island: 5 Home Repair and Remodeling Projects That Will Boost Your Home Value

Have you been looking at your home with a critical eye lately, wondering how you can add value to it? Whether you are planning to stay in your home for many years to come, or you have plans of selling soon, it’s nice to know that the property you have invested in is worth a fair amount of money. Over time, however, it’s normal for a house to show wear and tear, start to look aged, not make the best use of the space inside, and even be missing the mark where curb appeal is concerned. If this sounds like your home and you want to increase its value but aren’t sure where to best spend your time and money, then these tips are for you. From simple and quick DIY projects to major home repair and remodeling, these are the best projects to invest in when looking to increase your home value.

Look at the Condition of Your Roof

For those who are planning to list their home for sale shortly, one of the first things potential buyers will look at as they pull up to your home is the condition of the roof. Many buyers don’t want to deal with the expense and hassle of having to replace the roof themselves, and they certainly don’t want to purchase a house where it looks like leaks could happen at any moment.

If your roof is looking worse for wear and has reached its life expectancy, replacing it can be a great option. A brand new roof is a massive bonus in the eyes of buyers, and even adds to the overall curb appeal.

Even if you aren’t planning on moving, if the roof needs replacing, it is best to get it done as soon as possible. Again, you don’t want to risk it leaking, as then you’ll have a much bigger problem on your hands.

In terms of finding reliable, experienced, and qualified roofers, check out Porch, which provides you with listings of local roofing companies. Porch works to find you a professional that will get the job done.

Sprucing Up The Outdoors Can Increase Your Home Value

Another way you can boost the value, and the curb appeal is to give the exterior a really good cleaning and sprucing up. This means cutting back overgrown greenery, adding some pops of color in the garden, installing garden and walkway lights, painting the front door a bold, fresh color, giving the windows all proper washing, and making sure porches and patios are decluttered.

A thorough cleaning costs nothing, yet can make all the difference in the world in terms of value.

Go Ahead and Invest in the Kitchen

Homeowners are often left wondering what the best rooms to renovate are, and which will give the best return on the investment. Hands down a kitchen upgrade, remodel, or complete gut job is the way to go. Kitchens can sell a home, so this is a great place to add value.

Depending on your renovation budget and how much time you want to put into the project, you can tackle simple things like giving the room a fresh coat of paint, changing out the hardware, adding a new backsplash and countertop, and even brand new appliances.

The interior design and home staging also matter especially when listing your home. It will add value to your home and differentiate it from the other options in the market. Just make sure you leave only the furniture, appliances, and accessories and get rid of any clutter. You can upgrade the kitchen by adding unique and modern dining sets and create a cozy space for a coffee station or a tea corner with minimal accessories and knick-knacks such as Viva Scandinavia tea sets. Such small final touch-ups can elevate the overall homey feeling of your space.

If you’re looking at a more significant home repair and remodeling project to make more of an impact, that’s when you can look at things like new cabinets, new flooring, expanding the kitchen, and even reconfiguring the space to create a better flow.

You Can’t Go Wrong with Bathroom Upgrades

The next room you can invest in is the bathroom. Again, you’ll get a decent return on the investment, and you can create a fresh feeling in the home.

Home repair and remodeling projects such as replacing the countertops, tiling, faucets, lighting, toilet, and sink will all pay off. The one thing to keep in mind is that a bathroom can quickly spiral out of control where the budget is concerned, so you want to be sure you go in with a design and renovation plan that you stick to.

Look at Ways to Increase the Energy Efficiency

This tip isn’t one that always is first to mind, but nowadays, people are much more aware of a home’s energy efficiency. Any way you can increase your home’s energy efficiency will not only increase the value but also result in savings on the utility bills.

Want to Increase the Value of Your Home but Aren't Sure Where to Start

By following these tips, you’ll find that the value of your home increases dramatically and make it a lot more enjoyable to live in too.

Can you name any other renovations that will add value to your home?

This is all good advice. We recently had our roof done. It was a lot of work and money but definitely worth it!
