Not only does your roof protect you from all types of weather and outdoor elements, but it is also a significant component of your home's value. Getting referrals from family, friends, and neighbors is the best way to find a reputable roofing contractor. The people you ask should have first-hand experience with the contractor and provide you with details of their experience with the contractor.

Do your research

After you have a few referrals from friends, family, and neighbors, you can begin a deeper dive into the roofing contractors.

First, check the reputation of your selected contractors on social media. You will, without a doubt, find many reviews on sites such as Facebook, Twitter, Yelp, and Houzz.

Next, search your contractor's websites. Reputable contractors should have a website demonstrating their recent work, customer reviews, and general practice. 

Get at least three roofing quotes

Even if you are in a rush, you need to get more than one quote from separate roofing contractors. Three is generally the suggested number of sections you obtain, though if necessary, you could seek more.

With your selection, you should know what materials the roofer uses, are their products environmentally friendly, have a warranty policy, what are their labor costs and what are the legal terms associated with roof installation and repair.  

Ask about licenses and insurance

Every state varies with what license and insurance roofing contractors are required to hold. Some states, like Texas, do not require a roofing contractor to be licensed. If you live in a state that does not require licensing, you'll need to do more work to determine if and how the contractor can prove their experience and skill.

In addition to licenses, roofing contractors should have documented insurance. It will ensure that you are not responsible for any on-the-job accidents and keep the roofers safe during their work.

Meeting the roofing contractor face to face will provide more ease for you and the contractor, especially if you are embarking on a complete roof overhaul.

With a face-to-face conversation, you can get a feel for how the contractor works. You can also get more comfortable around the contractor who will benefit both of you if you decide to hire them. 

Get everything in writing

Regardless of how big or small the roofing project is, you should always get the details of the job in writing.

It includes a written quote, estimates, timelines, cost of materials, payment agreement, and any insurance coverage needed. When you have a written agreement to refer back to, you can protect yourself from hidden fees or future issues that may or may not be covered under your warranty.

    Thanks for the suggestion that you should hire an experienced roofer to maintain your home. My friend wants to try owning a property this year. I will talk to him about hiring a roofer that can diagnose his home for unseen roof issues.
